Tyne and Wear Fire and Rescue Service’s Building Safety Regulator Team oversees the North East Region, which includes Tyne and Wear, Northumberland, Cleveland, County Durham, and Darlington. The team provides fire safety advice to the Building Safety Regulator, part of the Health and Safety Executive.
Established under the Building Safety Act 2022 to regulate higher-risk buildings, our dedicated team work closely to improve building safety standards, and support professionals in the design, construction, and management of buildings. Our colleagues also have a legal duty to engage with residents, ensuring their concerns are heard and acted upon.

What is Classed as a High-Rise Building?
A high-rise building is defined as a building that is at least 18 metres tall or has at least seven storeys and contains two or more residential dwellings.
Registering Your High-Rise Residential Building
High-rise residential buildings in the region must be registered with the Building Safety Regulator. This process is managed through the UK Government website. Once registered and safety checks have been completed, you will receive an assessment certificate.
The Principal Accountable Person is responsible for submitting applications for the assessment certificate, ensuring that safety requirements are met.

Our Role in the Assessment Process
As a Fire and Rescue Service, we play an essential role in assessing building safety. Our team works behind the scenes to review applications for fire safety compliance and collaborates with partners to ensure all assessments are thorough and accurate.
By working alongside the Health and Safety Executive and other partners, we help ensure that high-rise buildings meet strict safety standards, providing residents with confidence in the integrity and security of their homes.
